Yesterday one of our staff received an enquiry from a new agency looking to change providers announcing themselves as Hawk Property Services or should we say Legal for Landlords!

After asking many questions about our services and what we can offer the phone line went a bit crackly so we offered to hang up and call them back to see if it cleared. As our staff were trying to call them back it looks like they were also trying to call us as it went through to the individuals voice mail, Hello this is ... from Legal for Landlords please leave your message after the tone.

We didn't leave a message but hung up as they were calling back in on our freephone number so we just transferred the call over. After continuing with the call we finished by asking about the answerphone saying for legal for landlords at which point we had ...no I don't know what you mean as mentioned I'm calling from Hawks Property Services....

Well, this morning we rang legal for landlords and confirmed that the mobile number that called us was from their sales staff trying it seems to understand what we do and why we truly do offer the best practice on the market. We are transparent in what we do, everything is listed on our website..maybe they recorded the call and will use it to show others, or maybe they will just try as many others have to copy our ideas.

After over half an hour on the phone maybe we should send them a bill?

If it wasn't for the answerphone on the mobile we would have been none the wiser...

We have decided not to post the name of the staff that made the call just to save them the embarrassment however we have the telephone recording on file confirming if they choose to dispute.

I tried to break the mould yesterday when I spoke to a online letting agent yesterday who wants to use our referencing services to get just the tenant histories from our now vast databases. They wanted to use us because they cannot get the data we have accumulated over seven years anywhere else. However, they were very disappointed when I said that long as they buy a minimum of 100 references I will provide them at £5 a time instead of £7 to include a financial report from Equifax because our tenant history reports now run in tandem with our financial credit reports.

They declined and said they wanted to stay with their provider and did not want to add an extra £5 to their costs and insisted that I should provide them with the service for free. Sorry guys it has taken 7 years and over £500,000 in investment to get to where we are and we need to pay the bills too.

Saying that, I also understand that the more data we get the safer we all are, so I extend that offer to any letting agent out there using any other referencing providers that want the additional protection of tenant histories for their client landlords.

Paul, good shout now they have no excuse to not share data with you. If I found out my agent had known about getting a lifestyle reference for a fiver and not told me or done one and I took someone elses problems I would be livid and have them in court like a flash and especially when we now know they would bemade liable for my loses.
