Over the last few weeks we have been calling our databases to inform our members of the up and coming legislation "The right to rent" that gives us a statutory duty to check the immigration status of our tenants or face up to a three grand fine.
We explain that our system takes just 5 minutes to check the tenants documents are real, it costs £10 and is archived for you if you are called upon to produce your proof of carrying out immigration checks later. As far as we are aware Landlordreferencing.co.uk is the only tenant referencing company in the country that currently has the ability to do these document checks on line.
I have had such a different response from letting agents who we are making aware of this new legislation and how easy it is to comply. The problem is although most letting agents are complying and want us to show them how it works we are getting some very bizarre answers from some and I thought for a bit of fun I would share.

OfflineThere is the additional problem of discrimination if you do not check everyone. What is the fine for that?
The problem is David it is like identifying anyone in our society, what does a con-artist really look like?. I have had some very professional tenants and they have turned out to be absolute nightmares and in fact today my drunk barrister has said he is not leaving so now I need to get in the bailiffs.
Interestingly I know he is trying to get another property because he has been checked by a High Street letting agent member in Weston Super Mare and because he is on the LRS system they have caught him out and not taken him. However it won’t be long before he gets in somewhere else as even though most of them are members they don’t always use the system.
In fact 4lets 16 Boulevard, Weston-super-Mare, Somerset BS23 1NA in Weston has started to use the referencing system so landlords if you want an agent that is lifestyle referencing as well as immigration checks and every other reference then them a try.

OfflineI've also heard that other tenant referencing suppliers have said they're doing the immigration verification checks but then when you call them up and ask them exactly what they're doing they can't even tell you. I don't want to sound picky but I don't want my tenant to be checked by a company who don't actually know what they're checking! Even if they are farming them out to another company. It's only going to turn around and bite me in the a**e if they get it wrong.
