However, I AM able to discriminate on factors which qualify or disqualify tenants, including:-
Defacto doesn't not accepting benefit claimants of any sort mean that no disabled tenants could be taken on as I don't think there are many disabled tenants NOT receiving benefit of some sort or another.
It is very hard for any prospective tenant to ascertain whether a LL is in breach of the law, unless he overtly states a prejudice against such tenants!!
I have, on very rare occasions, taken on HB tenants usually at the insistence of the landlords who did not want a void period. As a landlord as well as a Letting Agent, I ask myself would I have them as a tenant in one of my properties. The answer has always been a resounding NO. As a Letting Agent I am the agent for our landlords (something a few agents forget!) and if they want them, I have to take them. Each time my warnings of late payments have come true. The worst time is at Christmas when buying presents and new -phones comes well before paying the rent!
The only "benefit" tenants I will accept and recommend are those that work and get a top up. The rest can go elsewhere. I am tired of hearing the same old excuses that "the Council haven't paid yet" or "I have been moved onto JSA and it hasn't come through". Curiously the Sky subscription gets paid on time, as do the mobile phone contracts!

regarding the acceptance of 'work and get a top up'. I would be cautious of them also, as I am currently going through a bad situation with similar, no rent, sky package tv, broadband, telephone, mobile phones, booze, holiday, etc. rent ?? no chance!, I would like to take the stance of no HB either, but unfortunately the property I own, in the property area, will not be appealing to professionals.... I am still learning, just wish it wasn't due to hard lessons!

Thanks for joining our forum. Novice & smaller landlords are really suffering in this market at the moment so I know you are not alone. Even we old veterans with lots of property to spread the risk still feel the pinch as our December interest payments hit and my tenants take an un-authorized interest free loan to pay for Christmas from the “Bank of Paul”.

The problem is “one bad apple seems to always spoil the whole damn bunch”.
Bad landlords give all landlords a bad name. Bad disabled and falsely claiming disabled tenants mean all landlords are sceptical at taking disabled tenants. Bad LHA tenants mean all LHA tenants don’t pay the rent and rouge and rip off letting agents mean all letting agents are seen as leaches and rip off merchants.
The analogies to judge all because of the actions of some is simply wrong, but unfortunately it is human nature to do so, we do it to protect ourselves from future harm and that is why I started and am committed to networking together at landlordreferncing.co.uk . I think our forums and connections between landlords, tenants and letting agents break down barriers and give us (the good) a chance to have our say and make a stand against the baduns.
