A A AI would be really interested in what others experience of this situation is. Last April 2018 a tenant of mine caused an issue at the property, the police were called and in turn the police called Rapid Secure to secure the property.
Rapid Secure are now hounding us as landlords to pay their extortionate bill because the tenant ignored them and has now left the property. The agents were never informed either by the tenant or the police that such an intervention had taken place and certainly there was no evidence that Rapid Secure had carried out any work at the property.
Is this something others have come across and how have you dealt with it? We have told Rapid Secure that we will not pay their bill but of course they now threaten court action to recover their losses. Any advice would be very welcome.
They expect us to pay then claim it back from the tenant. Why this is legal beats me. My tenant was a nightmare, the police got the door replaced with out my consent and I got the bill. The bill was presented as evidence at court to evict. However, i will never see the money from the tenant. karma came in the form of someone giving him a beating!!!!
You should contact the company (in writing) and say you are happy to pay the invoice on condition they provide you details of the statute that makes you legally responsible.
If they dont you will defend any court action.
I have had other companies try the same and they soon disappeared when they realized they had a potential fight on their hands.
