I contacted the Citizens Advice Bureau this afternoon and spoke with "Pauline". Her exact words to  me were "there is nothing we can do to remit this" (sic). 

That's correct because you are a PRS LL and CA hate LL

They regard you as a business

You need to pay for YOUR advice!!

LL are generally detest in the UK and you will receive NO help from Govt or assistance bodies

You would be better off joining the NLA or RLA

Your reply is inconsequential. I am not looking for advice. I'm looking for action from any regulatory body in the UK who actually considers the blatant theft of thousands of pounds from tenants and landlords alike as a serious offence. And acts against those fraudsters and their companies.

However, to the discredit of the UK, it appears those bodies all endorse, encourage, ignore, regulate, permit, authorise, tolerate and sanction that fraud.

I'd welcome being proved incorrect.

Quite right mate. We the proletariat don't stand a chance when the people who should be protecting us are on the fiddle themselves and even have a regulatory system that allows them to get away with it.

Good luck with your endeavors because you and others have been wronged big style. However, and I know you said you don't want advice, don't let it take over your life and ruin your health.

I think it is about time this chap recognised that he will receive NO assistance from anyone cos he is a LL

He is correct that een though massive fraud has occurred he won't receive any assistance

I agree with him about the sad state of affairs that this leaves LL in the UK

He just has to accept that as a LL he is very much on his own.

For all thse reasons that is why I DON'T trust LA with my responsibilities

He did and others did and look where they are now

The rightness of his situation is irrelevat.

He has lost money and will stand very little chance of recovery

He could attempt to use the relevant LA redress scheme

However LRS is at least ONE very good example of where LL are sticking together to avoid being stitched up!!!

Perhaps the LRS methodology should be rolled out to other LL situations!!??

His particular case is a general warning to al LL that they are on their own

I am continually amazed at the the LL who allow LA to collect rent and hold deposits

I appreciate for his particular circumstances being abroad he was in a difficult place

He made the WRONG choice on this occasion

I feel sorry for him and the others that have been ripped off

There is no real advice to resolve his circumstances

Clearly based on his advices as to how SA does things the UK could learn a lot how to do things far better.

He has discovered that the UK sucks when it comes to assisting people like him

Of course he could employ a solicitor but we all know it just isn't worth it.

He will just have to take the loses on the chin and hopefully learn from the experience

It would be useful if LRS could compile a database of trusted providers of services like plumbers; electricians etc

This would then assist overseas LL who could use them rather than pay fees to a LA

Most documents may now be sent via email if a tenant accepts such

There is NO need to use a LA to manage a tenancy

Skype is a excellent way to communicate with tradesman from anywhere in the world

LL need to reconsider their use of expensive and usually NOT fit for purpose LA!!

The last people I would ever use is F#####s!!!!!!!!?

The frauds perpetrated by this fraudulent LA must surely be a wake up call to all of us as to how pathetic any redress may be against them.

There are other LA out there just like these latest fraudster LA

Which LL and tenant wants to be a victim of theirs!!!??

This matter is not about being a Landlord. This matter is about accountability. For Landlords and tenants. Both parties are seeking redress against a fraudulent company. 

And for your information I am not a "chap."

But in this case I doubt you will get anywhere

As as been mentioned the accountability for LA in the UK is pathetic

.Having right on your side doesn't mean that practically you will win

I suggest you won't get anywhere and believe me I have bothered and wasted my time and money on pursuing various wronguns with absolutely no positive results whatsoever

You would be better off not bothering as you won't win

Police aren't interested so you don't stand a chance.

There are many crooks in the PRS you gave come up against some

My friend and I were caught up in this scam also as potential tenants for a property in George Hudson Tower, Pudding Mill Lane.  Signed a tenancy agreement through Oliver Knights and transferred our deposit/month rent.  We were speaking with the 'Landlord' also.  I've been struggling to get firm facts as to what actually went on.  We reported this to Action Fraud 28 days ago and have had no update.  I have just emailed them at contact@actionfraud.police.uk for an update.  Are there any other tenants out there that are going though this process, it doesn't seem you can speak with anyone to discuss the case only to provide them with updates.  If anyone has had more progress I'd be very interested to hear your experience...

Action Fraud is presently dealing with a large number of complaints but obviously the more of us who make them aware of Oliver-Knights works in our best interests.

I have also had some positive feedback from Intelligence Services at The Insolvency Service who investigate questionable business practises. They can be contacted on :

I note this topic on Landlord referencing has had one of the highest visitor numbers - 291114. 

I find that most informative. I hope they too are lodging complaints with the authorities.

Up until yesterday the landlord was saying how he will give us our money back and replying to my messages but today no reply. I have been getting cut off. 

We we have the deposit certificate for £1800 but even that doesn't help in getting out money back. 

My friend and I now have 15 days to find deposit money to find somewhere to live which is unlikely. 

I I cannot believe how easily these people have scammed so many people. We have contacted action Fraud, the police, the channel 5 program and are currently searching for a lawyer which we cannot afford!!! 

This is unacceptable, especially in the UK. And the fact that there is a huge lack of help and resolution for fraud victims in London is so disgusting. We loose thousands of pounds and so far there is no way of getting it back.

I too as a landlord and my tenant have been scammed by Oliver Knights. They kept my tenants deposit £3000+ rent, and never registered it even though they said they did. they never gave me the certificate. these guys are professional scammers. They operated under "Oliver Knights Properties LTD", company number 06593614 until march 2015. They closed that one after one of their directors David Marks allegedly ran of with hundreds of thousands of pounds. I called them when this happened and they said, go and get yourself a solicitor, it's nothing to do with them. They then registered "Oliver Knights property management limited" company number 09505230 on 24/3/2015 on Acton address. Since then, they have had hundreds of properties on Rightmove and taking tenants and landlords monies by the thousands. last few weeks, no one has been able to contact them. The company is still registered because the guys who bought the franchise run it from the Acton branch under this name. This is very clever, because all queries regarding "Oliver Knights property management ltd", leads to the Acton branch. They used these innocent guys in Acton as a cover up so when you call companies house and tell them what happened, they say, its still operating and not bankrupt. In the meantime, they have closed the canary wharf branch and the Finsbury branch having run off with clients money. The official director of Oliver Knights Property management ltd is Rayan Hoque. The guys who ran the Finsbury branch were Adnan Deen, Imran Mustafa (accountant) and Ayaz  Mahmood Khan. Whenever you asked for your outstanding rent, they would say it's up to Ayaz Mahmood Khan the new director to decide if we can give you any rent back due to closure of their first company. However, when you check with companies house, Ayaz mahmood Khan was never a director of "Oliver Knights property management ltd". The director listed is Rayan Hoque who seems to know what has happened. These guys are professional scammers and they are under the impression that thye are untouchable due to loophole in the law.

These are the guys you need to report to Police and trading standards and also Mr Rayan Hoque the director since ultimately, he is the only director registered. They all worked at the Finsbury branch. I think we should form a group and go to the Police and trading standards.

Yes. It's to be expected. Until the UK starts regulating the property industry with regards to ensuring both agents and agencies are accredited and belong to the necessary regulatory bodies which protect both landlords and tenants - these sorry and sad stories will continue to proliferate. 

Action Fraud have opened a case against Oliver Knights and their staff members. I was contacted earlier this year to submit all my evidence to the investigating officer and I hope all those equally affected by Oliver-Knights's corruption and fraud will do the same.

I shall inform the investigating officer of these new developments. It should be against the law in the UK for any person to continue operating a blatant scam. They should not be running companies. They should be behind bars. After being made to pay back the money they stole,

Phoenx Ltd companies are a brilliant way to avoid any responsibilities for previous company curcumstances which is why I refuse to allow any LA to control any monies from my properties

It should be perfectly possible for LA to invoice LL without requiring rents or deposits to be managed by LA

Only a fool LL allows a LA to receive and control deposits and rents directly!!

CMP is a possible solution, but what happens if the day after they fail to renew their CMP insurance and do a runner!?

When was the last time that any LL checked whether their LA had renewed their CMP insurance policy!?

Obviously a very good LA would advise all of its LL clients that their CMP had been renewed along with a copy of the certificate via email

If you suspect that the same people are using a different person as a director check companies house and check the PSI register since June 2016 Ltd companies are required to declare persons of significant influence failure to do so is an offence and should be reported to companies house.

Please provide urgent verification for your claim. I reported this to Mr John Field of Action Fraud, who is investigating Oliver-Knights, and he replies that he can find no evidence for such a company presently in business. 

He advises  :

"I cannot find any trace of a UK company with this name, or details of any complaints.

Do you have any further information such as an address?"

 Your assistance would be greatly appreciated.

Dear Azneem,

Why do you not contact Mr John Field of Action Fraud, who is investigating Oliver-Knights,  and provide him with relevant information to assist him in ensuring these fraudsters are stopped. We have a tenant in our unit, who was placed there without our knowledge by Oliver-Knights, with a fraudulent unsigned 3 year AST (we actually signed a lease with a commercial hotel company). We have no information her - no landlord references, no credit history etc. She has trashed our GBP500 000.00 apartment and I cannot evict her because of this fraudulent AST. 

If you have vital information contact the correct authorities.

I have just received a call from Lang and Ward from a man with a definite Pakistani accent. I verified the company UK number via my call back service. I have never had any dealings with Lang and Ward -however  they have my properties, name and contact details on file. This information can only have come from the short period I dealt with Oliver-Knights prior to them closing down to avoid prosecution.

When I demanded his name and the name of his affiliates and whether he could confirm that they were Oliver-Knights operating under a new name - the call was terminated immediately.

Same Scums!!! Different name!!!  Same people who run Guy Salmon Estates - google them check out reviews!!!!

Ming Li - She investigated these scums!! And have some news; 

Mr Adnan Iqbal and Mr Usman Iqbal both are brothers and run this kind of business!!!!

previously known as Adnan Deen/Iqbal and Osman Malik>  Both are from Essex!
