According to figures published today there has been a rise in private sector housebuilding, in the 3 months to November.

Glenigan’s construction index shows:

  • a 50 % increase in new private house building work (compared with the same period last year),
  • and an 11 % increase in social housing work.

The rise in private housing follows a generally positive trend, but the social housing figures are a sharp reversal following seven months showing year on year declines. However Glenigan warned the figures should be regarded cautiously.

Across all sectors, project starts were up 3%.

Glenigan Economist Andrew Whiffin said: “Private housing construction continues to go from strength to strength in the latter part of this year, it is clear that there is the demand for houses in the country and it looks like the flood of measures put in place by the government over the past year are beginning to have a sustained positive impact on the housing market and construction activity.”

However, Whiffin warned the turnaround in social sector activity has a lot to do with the weakness of the sector at the end of last year.

He said:The turnaround in the sector is a bit of a shock but the steep increase this month has a lot to do with the weakness of the sector at the end of last year rather than any strength in the latest data. Fundamentally little has changed and cuts to capital budgets will continue to weigh heavily on the sector.”

With house building on the rise this inevitably means buy-to-let landlords are on the rise, as well as private renting tenants.
