Based on my own nightmare experience with a rogue tenant (Bromsgrove) I wrote;
Good landlords need to feel that the government is working with them, not against them. In summary, I request the government to include the following in their new legislation
To make it a legal requirement for the tenant to register sub-tenants. They should not be able to refuse the landlord or letting agency’s request to register additional tenants.
To make it an offence to cause the smoke alarms and carbon monoxide alarms to be useless or to remove them from the property. They are essential for the safety of the tenants.
To include anti-social behaviour as a criteria for eviction.
To allow the landlord to inspect the property where the tenant has ceased communication.
To simplify and speed up the eviction process.
To create a court dedicated to housing problems. This would create judges who are experts in their field.
To tighten up the rules regarding housing benefit and to make it clear to the tenant that housing benefit is there to be paid as rent.
To make tenants accountable in law for excessive damage.
To make vetting companies like Rent4Sure more accountable (especially to the landlord as well as to the letting company). Currently, a loophole in the law allows many vetting companies to be accountable only to the letting company. When things go wrong they refuse to speak to the landlord.
