How do you compete with new buy-to-let investors?

With the latest figures from the Council of Mortgage Lenders showingbuy-to-let mortgages at an all-time high, what might be easy to let today – and provide a good rental income – may end up being saturated within a matter of months, thus driving down rental returns.

In September 2008, for example, average rents peaked according to the Belvoir Index. By October, rents started to drop and in some areas, such as Nottingham, they fell by up to 20 per cent. Some areas such as London, the South East and South West, West Midlands and Yorkshire recovered quite quickly but, even in 2013, the rest of the UK’s average rents are still lagging behind

 I have been wondering if there will be an oversupply in some areas, everyone seems to be "into" HMOs these days but what I think will happen is that the better properties will hold their rents and possibly continue to increase but the ones that have been chopped up into small units will not. It would be very arrogant and unrealistic for us to assume that tenant demand will continue to push rents up while standards are coming down. Some landlords are going to catch a cold and particularly in student areas where the university is not top notch because numbers are dropping an I know several landlords who have not let to students this year. I did wonder if this new government buy scheme would actually allow new BTL investors.

I spoke to the builders sales woman and she said they are barred. You can buy on the new scheme if you are a first time buyer or

have sold your house . BUT> The big 4 -5 beds new builds by me seem to have sailed out of the builders offices so I do wonder who bought them??

I could have rented one of my better flats numerous times after using Right Move  (Mary's suggestion) 

Some of the tenants who missed out on my Right Move property went on to rent my rooms because they are well looked after and I do not have students. My en suite was snapped up as unfurnished before I had time to furnish it.  

I have been told there are a lot of room shares and flats etc but there but the quality is not there. 

I know there are landlords out there charging more than myself for really sub standard property.

I won't do that. I want my tenants to be able to afford to live in my properties and be long term. 

I hate it when my good tenants come and go, if they do I always suspect a problem and have to find out what it is.

Good for you Amy, quality well managed properties will always let in my opinion and I for one will be glad when landlords are forced to improve their properties because tenant demand is reduced by oversupply

Over saturation is certainly affecting the rents of student properties in Liverpool.

 

Any properties which are too expensive, tired looking or in the wrong area will struggle to find a group of sharers.
