Having just one letting property makes you as much a landlord as the rest of us and we are all here to learn from one another. None of us alone know as much as all of us together.

Paul, Happy new Year

Well said, I wish all LL,s and LA,s would listen to you. Life would be so easy as we would get rid of the wrongons and this would help to keep rents lower for the decent tenants. We would not have to put so much money aside for repairs, cleaning and legal fees.

I told a LL about LRS four months ago and he said he did not need anyone to help him as he was a LL for 24 years and has 18 properties. He phoned me last week and asked how he could get rid of a tenant that had trashed his house and had not paid any rent for three months. He had been told by me and a local agent about this tenant but he still gave him a property. This tenant is on LRS. Just goes to show even the experienced LL,s have things to learn. This is his first bad tenant as he is new in our area, most of his properties are in the south.

I have them coming to me every week asking what to do with their bad tenant now after saying they never need to join a network in the past. There is nothing so blinkered as a bigot and nothing more shameless than a know it all and a know it all bigot just ends up with all our bad tenants because the wise ones are members on here and we don't take one another's problems.

I once said to a guy who said he would never join "great then all our crap can come live with you and shelter will love you". In fact I was happy to give my horrible tenants his details so they went to him and left me.

We will never know it all because everyday the rules change and we need to learn the new rules.
