Hello Paul,

               firstly, congratulations to you all at LRS. I think the website is a marvellous idea, I use the site myself and regularly upload good and bad tenants. I have not "found" any of my new tenants on your site as of yet, but am sure I will as the site grows. 

I own just 3 properties in the UK, and manage another for a friend. Some are HMO and 1 is a flat let to a couple. I have a reasonable turnover of HMO tenants, as I live in Southend On sea and often house contractors who work at the now expanding Southend Airport. I now only accept working tenants, (as I found 100% of DSS tenants were bad tenants unfortunately) and have found over 10 years that approximately 85% of working tenants are "good" tenants. I gain new tenants through advertising in the local paper and through recommendations from previous/Current tenants. I take good care of my properties, am always on hand to fix any problems, day or night, whatever the problem may be. (I feel like a nanny sometimes, but I find the better care I take of tenants and the properties, the easier my life is and the happier the tenants are). 

 

Now, while your site is helping Landlords safeguard against "bad" tenants, I believe it would be beneficial to everyone if your site could also be promoted in the interests of good tenants. It would be good if a potential tenant could come to me and say, "I am registered as a good tenant with LRS, you may contact my previous landlord via LRS". The "seal of approval" from LRS for a good tenant is justly deserved. Most of my tenants have been great, many of them move around the country contract working and I believe they justly deserve a good checkable record with LRS. I would like to think there are more good tenants than bad tenants and who knows, maybe LRS could offer a UK database of good landlords for good tenants? The benefits for all would just increase over time. It would be good for tenants to see LRS as a benefit to them, rather than  a "dreaded blacklist". The positives of the site can definitely be greater, as I'm sure there are more good tenants than bad. Food for thought.

Hi Zep,

 

Thanks for your comments and you are 100% correct we try and promote the fact that good tenants benefit from lifestyle referencing between landlords and agents both locally and nationally. I have many tenants who have really crappy credit ratings but are some of my best tenants; they just got into difficulty when the recession hit and lost everything, but their lifestyle and honesty is second to none.
